Usually they(HOA's) are a scam. You mean I buy this property for however much, and then on top of my mortgage I have to pay monthly for the "right to be here". Sure I get some perks like club house use or whatever that HOA might have.
But how often are you going to use it?
Mine in NY are the worst. Nearly $400/mo and sure we get a pool and playground and gym, but we use them little (never now as we don't live there.) And they mow and stuff, that part is good. But it is overly complex and they send out all kinds of threats, make it scary to live there, invade our privacy and make us want to sell the house based on the HOA alone.

Like my wife's cousins live in an HOA in Vero Beach. Their fence must be a certain height, and if their driveway is ever dirty they get a certified letter to make them power wash it. If the trees get too big they make them trim them. It gets really out of hand.

Because just up and changing your nationality over home ownership laws is more than more people are willing to consider.
Yes, but you have to add that to the random levels of sales tax per state, laughable-if-it-wasn't-so-criminal health "insurance" and the whole "at will" working thing per state. How long has all of this been going on?

Well, they come from a good idea. The idea is that people will keep their property in check to keep values up. A lot of them also have stuff like yard maintenance, road maintenance, etc. But they end up being a group of people that have power over the others and can force people to do what they want.
Wherever I've seen them they have hurt house values by raising the cost and risk of ownership and lowering the niceness of getting to live there. I know lots of people that actively avoid HOA properties and/or will only pay less for them compared to the same house without one. The HOA is a good idea, I agree, but the potential for them to go bad is very high and once they do, you are screwed.

I account HOAs to unions in general. A good idea at first.. but quickly the power goes to those people's heads and the whole thing goes south.

Oh I agree that they actually hurt the values. But the creation was to try to keep people from having a trashy lot beside you.
I would not buy a house in an HOA.

What happens is the only people who have time to be on the HOA board are the people who have a ton of free time (retired, don't work, etc). So they have time to sit around and come up with nonsense rules that they can enforce on other people. If it was a normal working person they wouldn't have time to come up with these ridiculous rules.

This is extremely true. You end up with retired cranky old women as a "police force" using the guise of the HOA to spy on neighbours and stuff. We've had it get downright creepy in both HOAs we got stuck with.

An HOA can sneak up on you. If your mortgage is $1,000/mo and your HOA is $200/mo, that's a 20% premium on the price of your home! Only unlike the mortgage, it goes up over time and never goes away!! It becomes like "rent". Even after you own your home, you have to pay rent for forever to be allowed to live in the home that you already paid for! It can easily double the cost of a home over its lifetime.

And you'll never have much say in those rules and they might vary a lot over time. Like your home today, you might be forced to paint it in gold gilding tomorrow and have a slide in your front yard because a few old ladies said so.

This is how I look at it, you're paying a mortgage and then rent on top of that.
Like who the hell would do that? The few benefits like getting your lawn mowed weekly or Club House perks just don't seem worth a damn.
I can pay someone $200 / month to mow my lawn, clean out the gutters, power was the house and driveway and still park a beater car on the grass without anyone saying one word to me.
